Yes. A rejection by another lender does not automatically mean you are ineligible. Every application is evaluated independently, and depending on the reason for rejection, we may still be able to assist if you meet our lending criteria.

No. Nivāsa focuses on serving customers across Karnataka, particularly in Tier-2 and Tier-3 cities and towns, helping families in growing communities access affordable housing finance.

Typically: Aadhaar Card, PAN Card, address proof, income proof, bank statements, property documents, and a passport-size photograph. Additional documents may be requested depending on your profile.

The timeline depends on the completeness of your documents and property verification. If all documents are in order and the application meets our eligibility criteria, loan disbursal can be completed in as little as 10 days.

Home Loan

You may be eligible if you are a salaried employee, self-employed professional, business owner, trader, farmer with eligible income sources, or first-time homebuyer. Eligibility is assessed based on your income, repayment capacity, property documents, and other lending criteria.

Nivāsa is compensated by the lending partner once a loan is matched and disbursed — never by the borrower.

Yes. If you are self-employed or earn through business or other eligible income sources, alternative financial documents may be considered instead of salary slips.

Yes — construction loans disburse in stages as the build progresses, rather than as one lump sum. Both are covered under this same Home Loan service.

Loan Against Property

There is no restriction on end-use for most partner lenders — common uses include business expansion, education, medical expenses, or consolidating higher-cost debt.

Yes, in many cases — partner lenders can lend against the equity you've already built up, though the exact amount depends on your outstanding balance and the property's current value.

Most partner lenders require the property to be residential or commercial; agricultural land typically isn't eligible for a standard loan against property.

Balance Transfer

Nivāsa charges zero commission for the switch. Some lenders may charge a processing fee on the new loan or a foreclosure charge on the old one — we show these upfront before you decide.

A balance transfer involves a credit check with the new lender, which can cause a small, temporary dip — but consistent repayment on the new loan typically offsets this within a few months.

Yes — many partner lenders offer a top-up loan alongside a balance transfer, letting you access additional funds at the same time as switching.

Self-Employed

Yes, for most self-employed applicants. Partner lenders assess 12–24 months of bank statements, business vintage, and other supporting proof instead of filed returns.

Irregular income is common for self-employed borrowers. Partner lenders look at averages over 12–24 months rather than requiring smooth, consistent deposits.

Yes — kirana store owners, small shop owners, and traders are among the most common applicants we match through this page.

Cash / Daily-Wage Income

Yes. Partner lenders assess bank deposit patterns, employer or contractor references, and other supporting proof instead of requiring a formal payslip.

That's common for this segment. What matters is that the cash is eventually deposited or trackable in some form.

No. Partner lenders look at your income averaged over several months rather than expecting smooth, consistent deposits every month.

Farmers & Agri Income

Yes. Partner lenders assess agricultural income against your crop cycle, using land records like the RTC as supporting proof.

RTC is a strong starting point, especially combined with crop sale receipts or mandi records showing actual income from your land.

Many partner lenders offer seasonal or flexible repayment structures for agricultural borrowers.

Salaried Without PF

Yes. Partner lenders assess your salary slips and bank credit history directly — PF is one signal among several, not a strict requirement.

No. Many smaller companies and private establishments genuinely don't deduct PF; that alone doesn't disqualify a salaried applicant.

Consistent monthly salary credits, salary slips, and an offer or appointment letter together build a strong case without PF.

Government Employees

Several partner lenders offer preferential terms for stable government salaries, especially where the salary account is held with them.

Tenure is typically structured to end at or before your retirement age, with pension or retirement benefits sometimes factored in.

Yes, though the assessment differs from permanent employees — contract staff are typically assessed more like salaried applicants generally.

Self Construction

Yes — self construction financing assumes you already own the plot. Talk to us if you still need to buy land too.

Yes. Funds are released in stages — foundation, structure, roofing, finishing — after a partner lender's engineer verifies progress.

You'll need an approved plan from your local panchayat or municipal authority before disbursal begins.
